Walk the Sleepy Hollow RiverWalk on any weekend morning and you'll pass the same two landmarks that haven't changed much in over a year. One is a glass-walled retail space at the base of The Daymark, 25-foot ceilings, black iron venting already roughed in for a commercial kitchen, a straight sightline to the Mario M. Cuomo Bridge. The other is the temporary connector path that carries foot traffic from the finished promenade north toward Kingsland Point Park, a temporary link awaiting the planned permanent park extension.

A Restaurant You Can See Through the Glass
The Daymark sold out fast. As of June 2026, the building's 100 condominium residences were more than 90 percent sold, according to The Hudson Independent, and the leasing agency Lee & Associates was actively marketing the last two ground-floor commercial spaces, a combined 6,300 square feet of waterfront retail that has sat unused since the building topped out. The listing description reads like a pitch a chef would dream about: unobstructed bridge views, room for seasonal outdoor seating, space built to handle a full Type 1 kitchen from day one.
"Opportunities for waterfront dining of this scale and quality don't come along often or at all," Lee & Associates broker Mark Kapnick said in a Citybiz report when the space went to market.
The commercial spaces were being marketed to operators while more than 90 percent of the residences above had sold as of June 2026. Residential sales and retail leasing at Edge on Hudson have followed different timelines.
The waterfront food and beverage option currently open at Edge on Hudson is upstairs, not on the ground floor. DeCicco & Sons opened its 50,000-square-foot market in March 2025 with a second-level bar and restaurant and outdoor seating built in. If you want a meal with a river view at Edge on Hudson today, that's currently the only one that exists outside your own kitchen.
The RiverWalk Connection to Kingsland Point Park
According to The Hudson Independent, the RiverWalk opened in a ribbon-cutting ceremony in October 2022, when Senate Majority Leader Andrea Stewart-Cousins and then-Mayor Ken Wray cut the ribbon on a stretch of the promenade running from River Street north toward the lighthouse. The connection to Kingsland Point Park was not yet complete. A temporary path was put in, with construction on the permanent extension expected to begin the following year.
That was 2023. The permanent North Meadow extension, adjacent to Kingsland Point Park, was still described as a 2026 construction project in a March report by The Hudson Independent, when the Village of Sleepy Hollow accepted a $4.6 million milestone payment from developers Biddle Real Estate Ventures and PCD Development. Mayor Marjorie Hsu, accepting the check, said in a report by The Hudson Independent that the village looks forward to "the completed Riverwalk and exciting retail development and restaurants that benefit all of our residents." The extension remained a future project rather than a completed connection.
For now, the temporary connector remains the route between the RiverWalk and Kingsland Point Park until the permanent extension is built.
Housing and Occupancy Milestones
Housing milestones at Edge on Hudson include Toll Brothers' original townhomes and condominiums, the first phase of the community, which sold out in 2023. One Kingsland, the 90-unit townhome neighborhood by Sun Homes bordering the new parkland, sold through its first phase in five months, with a second phase nearly gone and a third planned for spring release as of this year. By March 2026, more than half of the 1,177 total residences planned across the site were occupied. The $4.6 million payment was tied to the project reaching the halfway mark on certificates of occupancy.
Housing has advanced, while the ground-floor restaurant space and permanent park connection remain outstanding.
Current Information for Edge on Hudson Residents
A few practical takeaways for anyone already calling Edge on Hudson home this fall:
- If you want a sit-down river view meal without leaving the property, DeCicco's second-floor bar and restaurant remains the only option that exists today, not the ground-floor space at The Daymark.
- The path north to Kingsland Point is still the informal one. There's no announced date for the permanent North Meadow extension to open, only that construction was expected to start sometime this year.
- The 6,300-square-foot waterfront restaurant space was still on the market as of its most recent listing this summer. No tenant had been announced.
Edge on Hudson has redeveloped a shuttered General Motors assembly site, and more than half of its planned housing is occupied. The temporary connector remains in use while the permanent North Meadow extension is planned, and the Daymark's ground-floor commercial space remains on the market.
